Port of LA seeks redevelopment proposals

Warehouse No.1 is a massive six-story, 500,000 sqft (46,452 sqm) building located at Berth 60 in the Outer Harbor, near the port’s main channel.

The property is situated just over a mile from the US$250 million West Harbor development, a 42-acre entertainment, dining and shopping district slated to open in 2026.

“Reimagining such a storied and iconic property on the LA Waterfront presents a unique opportunity for developers and innovators,” said the port’s director of waterfront and commercial real estate Mike Galvin.

“We welcome any and all ideas on ways to maximise the possibilities of this property and leverage its commercial potential, while also preserving its historic significance.”

This request for interest kicks off a multi-phase process that will inform future requests for qualifications and requests for proposals, expected in 2025.

The port is inviting developers to explore potential uses for the building, such as creative offices, hospitality, dining, entertainment, education and other maritime commercial functions. A site tour for interested parties will take place on 12 December 2024, with responses to the RFI due by 10 March 2025.

As North America’s leading trade gateway, the Port of Los Angeles continues to drive economic growth. In 2023, it handled 8.6 million container units and generated US$292 billion in trade, maintaining its status as the top US container port for 24 consecutive years.
